Thinking of Selling? Some things to consider…
Many of our clients think spring or summer is the ideal time to list their home for sale since their gardens are in full bloom and sunny days are nice for showing a home. While this may be true, many sellers are thinking in the same way, meaning there are more houses on the market. We have encouraged many sellers to come to the market earlier in the year and they often find buyers quickly. If you are considering selling in the coming year, you may want to beat the rush to market that typically happens in the spring and summer.
Even if you decide to wait until the daffodils are at their peak, you should start thinking about what you can do to prepare your home for sale. Despite low inventory, buyers are still looking for homes that are “move-in” ready. With the challenge of hiring contractors and sourcing materials, it is a great selling point if you can handle any repairs/improvements prior to listing your home for sale. Our brokers can walk through your home and help you identify improvements that will help attract buyers. We also have a number of trusted contractors that we can share with you to move your projects forward.
Being sure your home will show well is another important step to take. We have an interior designer/staging consultant visit your home and write up a detailed list of recommendations that will help your home show better. If your home is vacant, they can also provide you with a quote to professionally stage your home. Statistics show that a staged home will sell faster and at a higher price than one that is not.
Additionally, it is important to pay attention to the exterior of your home and winter is often the perfect time to do some work. Cleaning gutters, removing pine needles or moss from roofs, trimming trees and refreshing ground cover are all important things to do as you ready your home for sale. Again, we have a wonderful list of licensed professionals who can help you accomplish these tasks.
While these recommendations may seem daunting, the impact can be great as you look to sell your home. Obviously, these steps can’t happen overnight which is why we suggest you start planning early for the sale of your home. We can help guide you in this process and set you up for success when it’s time for you to list your home.
